The increase from 276 to 309 active listings means sellers are competing with more alternatives, even though closings improved. Buyers are comparing price, condition, updates, location, and the cost of work a property may need after closing.
An average of 118 days on market is an improvement from July, but it still indicates that many sales are measured in months rather than days. The increase from six expired listings in July to 13 in August is another reminder that some properties are reaching the end of their listing period without selling.
Demand was strongest below $400,000. Homes in higher price ranges can still sell successfully, but they generally require especially precise pricing, presentation, and property-specific marketing.

More inventory gives buyers additional opportunities to compare homes and negotiate, particularly when a property has accumulated market time, experienced a price adjustment, or requires improvements.
The 24% monthly increase in closings shows that buyers are still moving forward when the price, condition, and financing make sense. However, increased inventory does not guarantee extra time on every property. Well-priced, move-in-ready, and distinctive homes may still attract quick competition.
Where Buyer Demand Was Strongest
The $200,000–$299,000 range led August with 22 categorized sales. The $100,000–$199,000 range recorded 14 sales, followed closely by 13 sales between $300,000 and $399,000.
Together, approximately 94% of categorized August residential sales occurred below $400,000. Only two categorized sales were reported between $400,000 and $599,000, one between $900,000 and $999,000, and none at $1 million or more.
That concentration does not mean higher-priced homes cannot sell. It means the potential buyer pool becomes smaller and the strategy must become more precise as the price increases.
Average sold price per square foot was $165.95, nearly unchanged from $166.52 in July. Price per square foot is a market reference—not a universal valuation method for every property.

September will help show whether August’s increase in closings was a one-month shift or the beginning of a steadier fall pace. Twenty-six properties were pending at the end of August, slightly fewer than July’s 28, while both new listings and active inventory increased.
